The two essential things to do asap:
- start training your players, get them to max as quickly as possible;
- improve your youth center to the maximum possible level as soon as possible and hire a youth coordinator at 100% (or one that you can quickly bring to 100%).

If you do not know the game, I would suggest on focusing on learning how tactics work, and not buy and sell players until your current players are not completely trained.

I've read that I can ask for a Mentor? - is here the place to do so please?
And, I've also read that I need to hire a trainer - how do I go about doing so please?

The game is still active, but the forum isnt as active as it was anymore.
The best you can do is to read the faq, ingame and on the forum.
Apart from that you can read some answers in the two pages before this one, that will put you on your way :)

I'm still learning the game, but I've been wondering how to recognize a young player worth of buying to sell him in near future with some profit?

Also, I was wandering about players like 90% at 19-20 yo, how its even possible? :O

Players that start at 17, play a lot of matches or are very good can reach 90% at 19-20yo.
Apart from that there is no way to see if a young player will turn out to be good or not. The only thing you can calculate (www.spinfo-tool.com) is his hidden skill, which has the same weight as a main skill (1% global rating per 7,5% rating) and will always be between 70 and 100. Also you need to know that you cannot see which skill is fully trained when you buy a player, so you should always consider that every 50% skill is probably already fully trained. Stamina will never stop below 70%

is it better to replace CM with CB or LM/RM? Is there a general rule for that?

LM/RM is better, you will loose 10% off his rating
the farther from a position, you will loose more
for SP a defender is worse on a midfield position, for example, a LB on a LM is -20%
if you are not sure, you can test this easy in a friendly that is not important.
